New owner for Rockville Town Square
After 16 years of trying to make Rockville Town Square happen, Federal Realty is finally handing the reins to another developer. The Square has been sold to Morguard, a Canadian firm that already owned its apartment buildings and just spent $33 million on the rest of the property. Morguard’s Joshua Nolan assures us that his company is in this for the long haul, with plans to redevelop some of the ground-floor spaces and seek out a wider mix of tenants. “We need to have true retail with different services,” Nolan says. “The restaurants are great, but it can’t all be restaurants.”
Dick's on the way
The long-empty Saks Off 5th space on Rockville Pike is about to get a new tenant: Dick’s Sporting Goods, opening soon next to Lands’ End at Congressional Plaza. This will be the first dedicated sporting goods store to open on the Pike since Sports Authority went belly-up in 2016. Unlike the Dick’s at Rio in Gaithersburg, the Rockville location will have a warehouse format selling marked-down and clearance merchandise. This is a new initiative for Dick’s, which has thrived since the pandemic as shoppers spent big bucks on sports equipment and comfortable work-at-home clothing.
Bambū gets cut from the Pike
This week we say goodbye to Bambū Café, which is closing its doors after a three-year run on Rockville Pike. The Vietnamese-inspired chain, which specialized in sweet coffees and bean-based chè drinks, faced tough competition in an area that’s home to more than a dozen bubble tea shops. (Editor’s note: Bambu was dark and appeared to have already closed when we stopped by earlier this week, but it has since reopened and management says its final day will be Oct. 31st.) If you’re looking for another place to try, the Tropical Smoothie Cafe just opened a few blocks away. More on that in our Sept. 22nd edition.
Under Armour's back — with new shapes and sizes
Under Armour reopened at Westfield Montgomery mall this week, returning to its usual space in the Macy’s wing after four months of renovation. The new store has a brighter, more open design and noticeably showcases a more diverse array of mannequins. This inclusive approach was first pioneered by body-positive brands like Athleta, Fabletics and American Eagle’s Offline.
