Year-end wrap-up: The biggest openings & closings in Rockville, Potomac & North Bethesda

A year of rebuilding

For our local retail and restaurant scene, 2022 was a year of rebuilding. Some longtime businesses made it through the height of the pandemic, only to shut down after the worst was over. A new crop of boutiques appeared on the scene, offering clothes and accessories to celebrate the return of festive events. New restaurants opened with diverse cuisines, from Greek to Lebanese to Salvadoran to Italian. We’ve chronicled the highlights here, with links to fill in the blanks on any stories you might have missed.

Mall on the move

Westfield Montgomery mall lost quite a few businesses this year, but it gained even more. Let’s start with the restaurants:

  • The biggest news, last March, was the long-awaited arrival of Frank Pepe Pizzeria Napoletana.
  • Next was all-day breakfast concept Butter Me Up, which opened in the former Aroma space. Its sister restaurant, HalfSmoke, soon arrived in the Dining Terrace with a bar and a boardwalk-style menu.
  • Greek Aroma, in the long-empty former Beefsteak space, is one of three new halal eateries that opened in our area this year.
  • Suki Hana took over the long-closed Sarku sushi kiosk.
  • Malia’s Kitchen is earning kudos for its soul food in a space that’s been home to three different restaurants this year. It was preceded by the short-lived Lazzaro’s Italian Deli, and Big Al’s Subs before that.
  • DQ/Orange Julius, a beloved spot for many local families, closed its doors at the mall after 20 years. So did the Moorenko’s ice cream kiosk.
  • District Falafel, a food truck-turned brick-and-mortar eatery, took over the onetime Fu Shing space outside the mall. Its menu is also halal.

A half-dozen shops closed their doors at the mall this year: Michael Kors, Amazon 4-Star, Vera Bradley, Ivyees Everything Honey, Sports Nation and longtime local boutique Patrizia Luca.

But many more retailers opened:

  • A new Purple mattress store took over the onetime Microsoft space.
  • Psycho Bunny is a men’s store known for its colorful polo shirts and skull-and-crossbones logo.
  • Sayki is a Turkish chain specializing in men’s business attire.
  • De Clichy is a trendy men’s retailer from Hyattsville.
  • Kickz carries rare and collectible shoes and jerseys.
  • A Beautiful Closet is a D.C.-based women’s boutique.
  • Fangyán showcases young Asian designers.
  • Papaya Clothing is a fast-fashion retailer that just opened its doors.
  • Lovisa is a piercing/jewelry store that’s about to open.
  • And for the kids: Alex Baby & Toys is the first location of a new chain; Toys R Us opened a store-within-a-store inside Macy’s; and Squishable opened over the holidays.

Last but not least: Last spring, the former ArcLight Cinema also made a comeback as AMC Montgomery 16.

Pike & Rose continues to grow

This was also a big year for Pike & Rose:

  • The spa inside the Canopy Hotel, originally a Red Door and later known as Mynd Spa, reopened under a new brand: Privai Spa + Salon.
  • Two new eyeglass stores — Lenscrafters and Warby Parker — both joined the lineup last summer.
  • There were three newcomers on the restaurant scene: southern fried chicken chain Roaming Rooster; smoothie/juice shop South Block; and Hello Betty, serving seafood and cocktails at the Canopy Hotel.
  • Six-year-old Owen’s Ordinary just completed a transformation. Its patio and adjacent dining room rebranded as Owen’s Tavern & Grill, while the inside dining room took on a new identity: Caruso’s Grocery, serving classic Italian food.

A year of change for Potomac and Cabin John

Cabin John Village continued its physical transformation this year — completing its long-awaited cut-through, losing several businesses and welcoming several others:

  • Baskin Robbins closed its doors and was a replaced by a locally owned ice cream shop, The Scoop.
  • Goldberg’s Bagels also exited, and will be replaced by Capo Deli.
  • Irish restaurant Lahinch, which departed last spring, will eventually be replaced by Augie’s Mussel House and Beer Garden.
  • Newcomer The Pretzel Bakery, expanding from D.C., opened its doors in April. And their breakfast sandwiches are good enough to make our Store Reporter Favorites list.
  • French bakery Boulangerie Christophe, also expanding from D.C., arrived in May.
  • Salad chain Chopt is now building out the space next door.
  • The long-neglected Cabin John mini-mall is also getting some new restaurants: sushi spot Kema by Kenaki  and pizzeria and bar Colony Grill.

Park Potomac welcomed two new Asian restaurants:

  • Yirasai Sushi relocated from Westbard shopping center to the former Elevation Burger space.
  • Pama Thai, from the owners of Kruba in D.C., opened in the former Wine Harvest space.

And elsewhere in Potomac, the historic Normandie Farm restaurant closed its doors after nearly a century in business. Chef/owner Cary Prokos ended his 39-year run, selling the property to a D.C. company whose plans have not been fully revealed.

Rockville restaurant scene

A half-dozen longtime Rockville restaurants closed their doors this year, including three Italian eateries:

  • Amici Miei, which spent 13 years at Potomac Woods Plaza before relocating to downtown Rockville, went dark in January.
  • Another Italian restaurant, Baronessa, closed its doors in May.
  • Amalfi Ristorante Italian was going to close, but it was sold instead to the owner of Chef Tony’s. It will reopen soon with a new name and a revised menu.
  • Miller’s Ale House exited after a decade-long run.
  • The Woodside Deli closed down after 12 years.
  • Peruvian restaurant La Limeña went dark despite 15 years of great reviews.
  • Fast-food seafood spot Slapfish shut down at Montrose Crossing.
  • Eerkin’s Uyghur Cuisine closed its doors. (But it’s making a comeback nearby. More on that next week.)
  • Dessert spots Snowbots and Bambū Cafe also departed.

But we also gained a couple of new restaurants on Rockville Pike:

  • Chicken-and-waffle chain Hangry Joe’s opened on the Pike as well as the Travilah Square shopping center.
  • Salvadoran eatery Pupuseria Mamá Emilia debuted at Ritchie Center.
  • Naz’s Halal opened at the Edmonston Crossing shopping center.
  • The recently closed Slapfish will be replaced by Rasa, a fast-casual Indian chain that’s making its first move into Maryland.

Rockville shopping

A number of new stores, from large discount chains to small boutiques, also opened their doors in Rockville this year:

  • Congressional Plaza lost Loft but welcomed two major discount stores: J. Crew Factory and Dick’s Warehouse Sale.
  • Across the street, Montrose Crossing lured two even larger discount stores: Burlington (in the former Barnes & Noble space) and HomeSense (replacing A.C. Moore).
  • Federal Plaza is now home to three boutiques: dd’s Closet, selling clothes and jewelry from India; Bonday, offering clothing, accessories and gift baskets from all over the world; and Ibhana, relocating from its longtime home at Potomac Woods Plaza.
  • The Persiano furniture business has expanded its presence on the Pike, taking over the space that was previously occupied by Danker Furniture.
  • Also new is Ebisu, a Japanese variety store that’s doubled in size since it opened last spring.
  • And not far from Rockville Pike, the White Flint Plaza welcomed two new tenants: discount supermarket Aldi and Maryland’s first PGA Tour Superstore.
  • The new Twinbrook Quarter development finally started taking shape on Rockville Pike, but anchor Wegmans told us it won’t arrive until 2025.

Elsewhere in Rockville, Federal Realty sold the struggling Rockville Town Square to a Canadian firm that already owned its apartment buildings. A couple of new eateries joined the Square this year: Spanish restaurant El Mercat Bar de Tapas, pan-African restaurat Èkó House, and Latin American restaurant Kumbia. But the new owners tell us they will be looking for more non-restaurant tenants.

Another property that changed hands this year was The Shops at Congressional Village. The Rockville Pike center was sold to an investment group that plans to fill it with international stores and restaurants.

A winter of change at Potomac Woods

December has been busy at Potomac Woods Plaza, where a hair salon just made its debut and two more tenants are under construction. Ricky Alessandro Salon, expanding from its original location at Westfield Montgomery mall, has opened in the former Studio Ten 83 space after several months of renovations. (Check out the new look on our Facebook and Instagram pages.) Baskin Robbins, relocating from Cabin John Village, is finally starting construction in the former Ibhana space next to Walgreens. And around the corner, team training fitness chain F45 is renovating the former BB&T bank building. Opening dates on those two: TBD.

Meatballs roll into Pike & Rose

Caruso’s Grocery made its debut at Pike & Rose this week, taking over the back half of Owen’s Tavern with a menu full of Italian favorites. Chef Matt Adler will oversee the two restaurants, which will operate side-by-side and share a kitchen but feature completely different menus. This is the second location for Caruso’s, which launched last year in D.C. More on that in our Nov. 17th edition.

New Indian restaurant replacing the just-closed Slapfish on Rockville Pike: Rasa, a fast-casual concept making its first move into Maryland. Rasa is headed by Rahul Vinod and Sahil Rahman, second-generation restaurateurs whose fathers own D.C.’s Indique and Rockville’s Bombay Bistro. This will be the fifth location for their five-year-old venture, which presents Indian food in a Cava-style format. Starting with a bowl of basmati rice, customers add proteins like chicken tikka and turmeric ginger shrimp, along with add-ons like pickled radish, charred eggplant, mint cilantro chutney, tamarind coconut powder and masala beets. Opening date TBD.

Pasta on the Pike

A couple of weeks after completing the re-branding of Owen’s at Pike & Rose, chef/partner Matt Adler has begun transforming the restaurant’s back room into a totally different concept. In a month or so, the space will be re-launched as Caruso’s Grocery, featuring timeless Italian favorites like spaghetti and meatballs, chicken parmesan, eggplant rollatini, trout piccata, tiramisu, cannolis and cheesecake. The decor will be modeled after New York’s classic Italian restaurants, with vintage photos and posters. This will be the second location for Caruso’s, which debuted last year in D.C.

Westfield Montgomery mall is all decked out for the holidays, with a brand new addition this year: the Jingle Lounge, a Christmas-themed pop-up bar between the Lego Store and Talbots. The festive kiosk, formerly home to Moorenko’s, will serve up craft cocktails at several upcoming events and sodas the rest of the time. Also: You can order a pizza from Frank Pepe and get it delivered to your table. The Jingle Lounge will be open through Christmas Eve.

Two halal restaurants — one Middle Eastern and the other Greek — opened their doors this week at Westfield Montgomery mall. District Falafel, a food truck-turned-brick-and-mortar eatery, has taken over the onetime Fu Shing space at Westlake Terrace. The Middle Eastern menu includes gyros, shawarma, fried pita, grape leaves, hummus and sumac-spiced French fries. Inside the mall, Greek Aroma has joined the lineup in the Dining Terrace. Here you’ll find a Mediterranean menu of traditional favorites like kabobs, souvlaki, spanakopita and baklava.

$2,000 sneakers at the mall

There’s a new store at Westfield Montgomery mall that’s sure to be a magnet for teen boys (and maybe their dads): Kickz, offering hundreds of rare and collectible athletic shoes, T-shirts and team jerseys. Most of the shoes are shrink-wrapped and unworn; the shirts are encased in plastic; and there’s a room full of very rare pairs like these $2,000-plus Air Jordans. You’ll find Kickz on the mall’s lower level, next to Forever 21.

At Pike & Rose, Owen’s Ordinary has completed its re-branding to Owen’s Tavern & Garden — but the plan to revamp its interior hasn’t materialized. Last summer, the restaurant announced that it would split into two spaces: Owen’s on the outside, showcasing beer and pub fare; and Caruso’s Grocery on the inside, serving traditional Italian dishes. But so far, the interior remains unchanged and there’s no sign of spaghetti on the menu. In other Pike & Rose news, the former Taylor Gourmet space has been leased — but instead of a restaurant, it’s now going to be a laser hair removal salon.

If there’s one type of cuisine that Pike & Rose has lacked, it’s Italian. That will change this fall, when D.C. chef Matthew Adler brings a major transformation to Owen’s Ordinary. Adler is partnering with Neighborhood Restaurant Group to split the six-year-old space into two different concepts: The outside will continue to showcase beer and pub fare under the new name Owen’s Tavern and Garden, while the inside will transform into a traditional Italian restaurant called Caruso’s Grocery. Adler, who operates another Caruso’s in D.C., says he’ll focus on steaks, chops, pasta and “some fun new/old dishes” like chicken scarpariello and veal saltimbocca. Also: $10 cocktails and affordable wines. Adler is also updating the Owen’s menu, cooking up some new recipes for burgers, chili, chicken wings, French bread pizza and “Italian nachos.”

In other Pike & Rose news, Warby Parker opens its doors this Sunday (July 10th) between Summer House and Call Your Mother, near the recently opened South Block. Warby Parker is the second eyeglass store to join the lineup at Pike & Rose this summer, following last month’s debut of LensCrafters. Unlike the older Warby Parker store in downtown Bethesda, this location will have an on-site optometrist.

Who's in, who's out at the mall

This week we’ve got several comings and goings to report on the Westfield Montgomery mall food scene. Suki Hana, the successor to the Sarku sushi kiosk, is now open for business in the center of the Dining Terrace. Also, ice cream shop Moorenko’s has called it quits after two years across from the Lego store. “We were very sad to leave the mall, but traffic just did not support the cost of being there,” says owner Susan Soorenko. With the loss of Moorenko’s and the 2020 departure of Cold Stone Creamery, Häagen-Dazs is now the only place at the mall to grab an ice cream.

South Block is ready to bowl you over

South Block, a D.C.-area chain offering smoothies, bowls and fresh-pressed juices, opened this week next to Call Your Mother Deli at Pike & Rose. The menu here is a lot like the one at Playa Bowls: heaping scoops of fruit, granola, coconut flakes and other toppings on a base of acai, pitaya, almond milk or kale/spinach combos. In addition to the juices and smoothies, South Block also offers avocado toast, banana toast, fresh granola to-go and bags of plant-based protein balls. This is the first Maryland location for South Block, which has four stores in D.C. and seven in northern Virginia.

Roaming Rooster struts its stuff

Also new at Pike & Rose this week is Roaming Rooster, another D.C.-area chain opening its first location in Maryland. Located next to Bibibop around the corner from Sports & Social, this place is known for its Southern specialties: buttermilk-fried chicken, biscuits, fries, honey butter and pickles. The Pike & Rose location is the ninth for Roaming Rooster, which started seven years ago as a food truck.

The third new addition at Pike & Rose is LensCrafters, now open next to Greek restaurant Melina across the street from REI. This is the first eyeglass store to open at Pike & Rose, but it won’t be alone for long: Warby Parker is also on the way. More on that in our Feb. 24 edition.

The toys are back in town

Nearly two years after the closing of Toy Castle at Cabin John Village, a new toy store finally has popped up in our area. Alex Baby & Toys, which opened this week at Westfield Montgomery mall, is the first location for an upcoming new chain from music retailer FYE. The warehouse-style store is short on charm, but kids won’t mind the bare floors and industrial lighting when the shelves are full of dolls, trucks, craft supplies, science kits, books, games, building sets and more. Check it out in the Old Navy wing across from Cheesecake Factory, near the recently opened Frank Pepe pizzeria. (More on that in our March 31st edition.)

Four closings at the mall

Just as the new toy store is opening its doors at Westfield Montgomery mall, at least four businesses have quietly gone dark. Ivyees Everything Honey, featuring honey-based gifts and cosmetics, is closing down after a five-month run in the Nordstrom wing. Owner Ivy Lawson, who has another store in Massachusetts, says it was too difficult to find employees who could run this location without her. This week also marks the end for the Patrizia Luca clothing boutique, which has moved around the mall at least a half-dozen times since 2015. Owner Mahmoud Nassaj says he’s tired of relocating and wants to take a break from the retail business. Also gone from the mall as of this week: Big Al’s Subs, which lasted just four months in the Dining Terrace. And the ZBounce kids’ play space has closed its longtime location in the Macy’s Home wing, but the owner tells us he’s hoping to reopen across from Forever 21.

Under Armour gets a makeover

The Under Armour store went dark this week at Westfield Montgomery mall, but this closing doesn’t appear to be permanent: The store is now operating out of a smaller space near Macy’s Home. Employees tell us their longtime location is being remodeled, and they expect it will reopen sometime this summer.

Pretzels & Carmen’s at Cabin John, sushi at Park Potomac, Burlington opens on the Pike

Pretzels are the new bagels at Cabin John

The Pretzel Bakery has opened its doors at Cabin John Village, offering snacks and breakfast fare that might help make up for the recent losses of Goldberg’s and Baskin Robbins. The menu features three kinds of pretzels — salty, sweet and everything — to which you can add cheese, mustard, Nutella and other toppings. But you’ll also find breakfast sliders, pretzel dogs, calzones, Nutella-filled “pretzel bombs,” La Colombe coffee, lemonade and hot chocolate. And soon: Italian ices from local favorite Carmen’s. “This partnership was a natural fit for us,” says Pretzel Bakery owner Sean Haney, who created the concept ten years ago in D.C. “When I was a kid in Philadelphia,” he says, “there were all these ice cream trucks selling ‘water ice’ and soft pretzels. My business is based on those memories. That’s what I’m trying to create here.”

New sushi at Park Potomac

This week we also welcome Yirasai Sushi, now open in the former Elevation Burger space at Park Potomac. This popular restaurant has relocated from Bethesda’s Westbard shopping center, serving a mix of sushi, sashimi, noodle dishes, rice bowls and other Japanese fare. It’s almost time to say bonjour to Boulangerie Christophe at Cabin John Village. The French bakery, expanding here from its original location in Georgetown, will be open by early May in the brand new building across from the Cabin John mini-mall. The menu will feature baguettes, croissants, quiche, cakes, pies, tarts and pastries — all baked on site, along with freshly prepared salads, sandwiches, omelets, crêpes and waffles. And to drink: wine, beer and Illy coffee. “This location has a wood oven, so the bread here will be even better than the bread in Georgetown,” says co-owner Didier Martin. For those who prefer to stay away from such high-calorie fare, we have some other big news: Chopt has been confirmed as the tenant moving in next door.

Hello Betty drops anchor at Pike & Rose

Newly open at Pike & Rose: Hello Betty, serving up seafood and California-inspired fare on the third floor of the Canopy hotel. The boat-turned-cocktail bar (shown here) is still a work in progress on the patio. But the indoor portion is now up and running, with colorful decor and a birds-eye view of the Bark Social dog park. New on the sushi scene

Yirasai Sushi is just about ready to open at Park Potomac, where it’s been under construction since last fall in the former Elevation Burger space. Yirasai, relocating from its longtime home in Bethesda, is the first of three new sushi restaurants heading to our area. Next up are Raku, opening a new location at the Wildwood shopping center; and a new concept from the owners of Kenaki in Kentlands, soon to begin its buildout at Cabin John Village. Spring closings at the mall

Westfield Montgomery mall is undergoing a bit of spring cleaning, with two store closings in the past few weeks and another on the way. The Michael Kors store, whose parent company is reducing its brick-and-mortar footprint, went dark at the end of March. The Amazon 4-Star store is also gone, after the e-commerce behemoth pulled the plug on this short-lived concept. And Patrizia Luca, the locally owned boutique that has moved around the mall these past seven years, will soon be closing for good.

More changes for the mall's new AMC

A month after AMC reopened the former ArcLight Cinema at Westfield Montgomery mall, insiders tell us that more changes are just around the corner. While the lobby currently looks pretty much the same as it did when the theater closed in 2020, we’re hearing that the big clock (now missing its hands) and the striking showtime board (now dark) will soon be replaced by your standard AMC video screens. The lobby bar will be back shortly under the AMC MacGuffins name. And the theaters themselves will be renovated in phases over the next few months, with all or most of the seating being replaced by recliners.

Frank Pepe Pizzeria Napoletana finally arrived at Westfield Montgomery mall this week, and co-owner Jennifer Kelly was on hand to make sure that everything ran smoothly. “We’ve been working on this for four years, and we’re so excited that we finally made it to Bethesda,” says Kelly, whose grandfather opened the original restaurant in New Haven, Conn. Kelly, who tells us she never gets tired of pizza, prefers to order a simple tomato pie with mozzarella and grated Pecorino Romano cheese.
